Terms of Service

1. Agreement to Terms
By accessing and using the REintel website and services ("Service"), you accept and agree to be bound by the terms and provision of this agreement ("Terms"). If you do not agree to abide by the above, please do not use this service.
2. Service Description
REintel provides a real estate intelligence platform for the Ontario real estate market. Our Service includes:
- Property search and listing information from MLS® databases
- Market analysis and property valuations
- Neighborhood and community information
- Real estate tools and calculators
- Property alerts and saved search features
3. User Obligations
As a user of REintel, you agree to:
- Provide accurate, truthful information in your account
- Maintain the confidentiality of your password
- Use the Service only for lawful purposes
- Not infringe upon any intellectual property rights
- Not engage in harassment, spam, or abusive behavior
- Not attempt to gain unauthorized access to the Service
- Not use automated tools or bots to scrape or access the Service
- Comply with all applicable federal, provincial, and local laws
4. Intellectual Property Rights
All content on REintel, including text, graphics, logos, images, and software, is the property of REintel or its content suppliers and is protected by international copyright laws. Except as explicitly permitted in these Terms, you may not:
- Reproduce or distribute content without permission
- Modify or create derivative works
- Remove or alter copyright notices
- Use content for commercial purposes
MLS®, the MLS® logo, and other MLS® trademarks are the property of the Real Estate Board of Ontario or other MLS® operators and are used under license.
5. MLS® and VOW Terms
REintel operates as a Virtual Office Website (VOW) and displays MLS® listing information. By using our Service, you acknowledge:
- MLS® information is provided for the exclusive use of registered real estate agents and authorized users
- You must not redistribute or repurpose MLS® data
- Listing information must not be used for bulk downloading or data mining
- VOW operates under strict data protection and usage guidelines
- Unauthorized use of MLS® data may result in legal action
The MLS® trademarks, marks, and logos are the property of the applicable real estate board or MLS® system operator. For full VOW terms, see our VOW Terms of Use.
6. MLS Data Usage & Restrictions
MLS® listing data displayed on REintel is provided under the TRREB VOW (Virtual Office Website) Agreement. Users must comply with the following restrictions to ensure compliance with MLS® regulations and protect the integrity of real estate data:
Prohibited Uses
You may NOT:
- Copy, download, or export MLS® listing data for external storage or use
- Redistribute, sell, or sublicense MLS® data to third parties
- Scrape, crawl, or use automated tools to extract listing information
- Commercially exploit MLS® data for business purposes outside of your authorized use
- Use MLS® data for purposes other than personal, non-commercial real estate research
- Use MLS® data for mass marketing, solicitation, or competitive intelligence
- Combine MLS® data with other sources for purposes other than personal reference
Property Valuations & Market Analytics
All property valuations and market analytics presented on REintel are derived from aggregated data (minimum 5 listings) and are for informational purposes only. These are NOT formal appraisals and should not be relied upon for:
- Lending or mortgage decisions
- Insurance valuations
- Legal proceedings or disputes
- Tax assessment appeals
- Investment decisions without independent professional analysis
AI-Generated Insights
All AI-generated insights and market analysis on REintel are clearly labeled as AI-generated. These insights are generated using only aggregated and derived data (never raw individual listing data) and are provided for informational purposes only. Users should exercise independent judgment and consult licensed real estate professionals before making significant decisions based on AI-generated content.
Prohibition on Consumer Use of AI on Listing Data
In accordance with MLS® Rules (including Rule 8.09(d)), you are expressly prohibited from using any artificial intelligence, machine learning, large language model, automated valuation model, data mining tool, scraping technology, or any other automated or semi-automated system to:
- Analyze, process, extract, aggregate, or derive insights from MLS® listing data displayed on REintel
7. Content and Accuracy Disclaimer
While we strive to provide accurate and current information, REintel does not warrant the accuracy, completeness, or timeliness of any content. Property listings, prices, and details are provided as-is by MLS® sources and may change without notice. Users are responsible for independently verifying all information before making real estate decisions.
8. User-Generated Content
By submitting comments, reviews, or feedback to REintel, you grant us a non-exclusive, royalty-free license to use and publish your content. You represent that:
- You own or have rights to the content you submit
- Content does not infringe on third-party rights
- Content is not defamatory, illegal, or harmful
REintel reserves the right to remove any content that violates these Terms.
9. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, INCLUDING THE LAWS OF THE PROVINCE OF ONTARIO AND THE FEDERAL LAWS OF CANADA APPLICABLE THEREIN:
- REintel shall not be liable for any indirect, incidental, special, consequential, or punitive damages, regardless of the cause of action or theory of liability
- REintel shall not be liable for loss of profits, revenue, data, business opportunities, or goodwill
- REintel shall not be liable for errors, omissions, or inaccuracies in MLS® data, property valuations, or market analytics
- REintel shall not be liable for service interruptions, unavailability, or data loss
- REintel shall not be liable for third-party conduct, content, or services accessed through our platform
- REintel shall not be liable for real estate decisions made based on information provided through the Service
Aggregate Liability Cap: In no event shall REintel's total aggregate liability to you for all claims arising out of or related to the Service exceed the greater of (a) the total fees you paid to REintel during the twelve (12) months preceding the claim, or (b) one hundred Canadian dollars (CAD $100.00).
Time Limitation on Claims: Any cause of action or claim you may have arising out of or relating to these Terms or the Service must be commenced within one (1) year after the cause of action accrues. Otherwise, such cause of action or claim is permanently barred.
Exceptions: Nothing in these Terms excludes or limits liability for fraud, willful misconduct, gross negligence, death or personal injury caused by negligence, or any liability that cannot be excluded or limited under applicable law.
Your sole remedy for dissatisfaction with the Service is to discontinue use.
10. Warranty Disclaimer
REintel and its content are provided on an "as-is" basis without warranties of any kind. We disclaim all express and implied warranties, including but not limited to warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Service will be uninterrupted, error-free, or secure.
11. Indemnification
You agree to indemnify and hold harmless REintel, its owners, operators, and employees from any claims, damages, losses, or expenses (including legal fees) arising from:
- Your use or misuse of the Service
- Violation of these Terms
- Infringement of intellectual property rights
- Violation of applicable laws
12. Dispute Resolution
These Terms are governed by and construed in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein, without regard to conflict of law provisions.
Step 1: Good Faith Negotiation
Before initiating any formal dispute resolution process, the parties agree to attempt to resolve the dispute through good faith negotiation. The aggrieved party shall send a written notice of the dispute to the other party, and both parties shall make reasonable efforts to resolve the matter within thirty (30) calendar days of receipt of such notice.
Step 2: Mediation
If the dispute is not resolved through negotiation, either party may submit the dispute to mediation administered by a mutually agreed-upon mediator in Ontario, Canada. The costs of mediation shall be shared equally. Mediation shall be completed within sixty (60) calendar days of the request, unless extended by mutual agreement.
Step 3: Litigation
If mediation does not resolve the dispute, either party may commence legal proceedings. Any legal action or proceeding related to these Terms shall be brought exclusively in the courts of the Province of Ontario, and you consent to the exclusive jurisdiction of such courts.
Class Action Waiver: To the extent permitted by applicable law, you agree that any dispute resolution proceedings will be conducted on an individual basis and not as a class action, consolidated action, or representative action.
13. Third-Party Links and Services
REintel may contain links to third-party websites and services. We are not responsible for the availability, accuracy, or content of these external sites. Your use of third-party services is governed by their terms and policies. We do not endorse any third-party content or services.
14. Account Termination
Termination by REintel
REintel reserves the right to terminate or suspend your account immediately and without prior notice for:
- Violation of these Terms, including MLS® data usage restrictions
- Fraudulent, abusive, or illegal activity
- Non-payment of fees for premium services after a 14-day grace period
- Conduct that threatens the security or integrity of the Service
Termination by You
You may terminate your account at any time through your account settings or by contacting us. Account deletion requests are subject to a 14-day cooling-off period during which you may cancel the request.
Effect of Termination
- Your right to access and use the Service immediately ceases
- Any unused portion of prepaid subscription fees is non-refundable, except where required by applicable consumer protection law
- Your personal data will be handled in accordance with our Privacy Policy, including applicable retention periods
- You may request a data export before termination through your Privacy Settings
Survival
The following sections survive termination: Intellectual Property Rights (Section 4), MLS Data Usage & Restrictions (Section 6), Limitation of Liability (Section 9), Warranty Disclaimer (Section 10), Indemnification (Section 11), Dispute Resolution (Section 12), and this Survival clause.
15. Severability
If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
16. Entire Agreement
These Terms, including the Privacy Policy, constitute the entire agreement between you and REintel regarding the Service and supersede all prior agreements and understandings.

REintel reserves the right to modify these Terms at any time. Changes will be effective when posted. Your continued use of the Service following the posting of changes constitutes your acceptance of the modified Terms.
